This community of roughly 215 homes sits at 4719 Cole Avenue in Dallas, built in 2017, with a gated entrance straight onto the Katy Trail. If you’re comparing The Katy Dallas TX apartments for rent, the posted prices on the property’s own site run from $4,446 for a one-bedroom to $5,661 for a two-bedroom. Only six of its 36 floor plans show a price. The rest say “call for pricing,” so this guide covers the numbers that are public and flags the ones you’ll have to ask for.
What each floor plan costs per square foot
The property lists 17 one-bedroom plans, 15 two-bedrooms and 4 three-bedrooms, from a 449 square foot unit up to 2,710 square feet. Six carry a price, which makes a per square foot comparison possible.
| Plan | Beds / baths | Sq ft | Posted rent | Per sq ft |
|---|---|---|---|---|
| A12 | 1 / 1.5 | 1,151 | $4,446 | $3.86 |
| A9 | 1 / 1.5 | 1,024 | $4,606 | $4.50 |
| B7 | 2 / 2.5 | 1,561 | $5,071 | $3.25 |
| B11 | 2 / 1.5 | 1,705 | $5,313 | $3.12 |
| B2 | 2 / 1.5 | 1,524 | $5,361 | $3.52 |
| B4 | 2 / 1.5 | 1,546 | $5,661 | $3.66 |
Two things jump out. A9 has 127 fewer square feet than A12 yet costs $160 more a month, so ask the leasing office what explains that before you sign. And the big two-bedrooms win on value: B11 works out to about $3.12 a square foot, while A9 hits $4.50. If you can use the space, skip the one-bedrooms.
For context, Apartments.com puts the average Uptown one-bedroom at $2,409, against $1,403 for Dallas overall. The cheapest posted one-bedroom here sits about 85 percent above the Uptown figure. That overstates the gap a little, because a neighborhood average includes plenty of smaller apartments, and this building’s cheapest posted one-bedroom runs over 1,100 square feet.
Outside listing sites also quote different starting prices, including $4,382 on Apartment List. Treat any single number as a snapshot taken on one afternoon.
What’s inside the apartments
Every home has a washer and dryer, hardwood floors and a Nest thermostat. Kitchens come with gas ranges and granite counters. Wine refrigerators and oversized patios exist only in select units. Around the building, the concierge handles dry cleaning and package delivery, guest quarters take weekend visitors, and the pool deck has a fire pit and an outdoor kitchen with a gas grill.
The fees that don’t appear in the rent
Apartment List shows an $85 application fee, a $300 deposit and a $225 admin fee, plus required renter’s insurance and gas as a tenant-paid utility. The Houston Realtors listing puts the admin fee at $350 and the deposit anywhere from $300 to $700.
Pets get the same split. Both sites agree on $25 a month in pet rent.
Point2Homes then adds a $500 non-refundable fee per pet and a $500 deposit, with a two pet limit and a 100 lb cap, while Apartment List shows no pet deposit or fee at all. Three sites, three answers. Ask for the fee sheet in writing before you pay the application fee.
Living on the Katy Trail
The trail is the reason to pick this address. Residents get gated access from the building itself, and the garage has bike storage with a direct trail connection. The North Texas Commission says more than 1.5 million people a year walk, run, bike or skate the 3.5 mile path, though TrailLink measures it at 4.4 miles, so expect the length to change depending on who counts.

On foot, the address earns a Walk Score of 89, and the Shops on Monticello and Knox Street Village sit 0.2 miles away.
Transit is weaker. The Transit Score is 35, and the Mockingbird DART station is about 1.7 miles off, a four minute drive. SMU is 2.1 miles away. Baylor Scott & White Medical Center Uptown is 1.8.
One caution on noise. HowLoud gives the area a Soundscore of 70 out of 100 and calls the traffic busy. Katy Trail views come only with select units, so ask what your specific apartment looks at, and visit at rush hour if you can.
Families should check the school zone. The building feeds into Dallas ISD, where GreatSchools rates North Dallas High School 3 out of 10 and Ben Milam Elementary 5 out of 10. Holy Trinity Catholic School (pre-K through 8th grade) is nearby.
Two bedrooms with 1.5 baths
Eleven of the 15 two-bedroom plans have just 1.5 baths. That works for a couple and gets awkward with a roommate. Of the four two-bedrooms with a posted price, only B7 has 2.5 baths. It costs $5,071 for 1,561 square feet, which is about $2,536 each if two people split it, before fees.
Dallas rents are flat, so ask about specials
Trulia puts the average Dallas rent at $1,950 in October 2026, unchanged from September and down 0.5 percent over the year. That figure covers the whole city (houses too), and I found no Uptown-only trend, so it can’t promise a discount here. It does justify asking.
Zillow advertises up to four weeks free on select apartments, while Apartment List says there are no current specials. On a 12-month lease, four free weeks trims the annual cost by nearly 8 percent. Ask which plans qualify.
Two quick questions
Is there another Katy in Dallas?
Apartments.com carries a separate listing for The Katy at Victory Park at 3111 N Houston Street, so check the address before you apply. This guide covers the Cole Avenue building.
Where do residents park?
The property describes a multi-level garage with controlled access. I couldn’t find a consistent monthly parking charge across listing sites, so ask whether a space comes with the lease.
Before you book a tour
Call (888) 459-1595 (the office is open Monday to Friday 9 am to 6 pm and Saturday 10 am to 6 pm) and ask for the all-in monthly cost of one specific floor plan, with every required fee itemized. Compare that number across buildings, not the starting price.
